A Dublin apartment complex now has a new owner.
Los Angeles-based firm Cityview acquired Tralee Village Apartments located at 6599 Dublin Blvd. for $46 million, records on file with the Alameda County Assessor’s Office show. A spokesperson for Cityview confirmed the sale price.
Sean Burton, CEO of Cityview, told the Business Times the property is an ideal fit for Cityview’s strategy of acquiring communities well below replacement costs in locations with high barriers to entry and growing demand.
“Dublin continues to lead California in population growth while remaining extremely supply constrained with little new housing production projected in the coming years, making it a prime location for investment,” Burton said.
Burton said Cityview plans to renovate the interiors and common areas of the three-story, 130-unit complex to elevate its design and amenities and offer a high-end value alternative to neighboring Class A communities.
The property was once the site of townhomes and condominiums before Signature Development teamed up with Pacific Coast Capital Partners and Bigge Development to purchase and transform the property into a 130-unit luxury apartment complex.
Jason Parr at Berkadia brokered the transaction. Westhome, an affiliate of Cityview, will serve as the property manager.
“Tralee Village was a prime opportunity to acquire a well-located, high-quality asset in a highly sought-after submarket that has experienced significant population and employment growth since the pandemic,” Burton, said. “With a 95% average historical occupancy and robust market fundamentals, Tralee Village fits squarely in our strategy of acquiring communities in supply constrained markets with high barriers to entry at significantly below replacement cost.”
The project, which spans two buildings and has more than 30,000 square feet of ground-floor retail, was first built in 2011 and has one-, two- and three-bedroom floor plans. The property also features a pool and spa, fitness center, business center and playground.
